Property Inspections

1st inspection to be carried out 3 months after new renter move in
Ongoing 6 monthly inspections thereafter
Detailed Ingoing Inspection Report
Recording of overall condition and any maintenance recommendations
Action on maintenance requirements
Breach notice and re inspection within 14 days if required

Maintenance

All maintenance requests are communicated to the Residential Rental Provided prior to any approval of work and be supplied to any trade
Arrange repairs and maintenance along with quotes when required
All invoices are paid through receipt of rental income unless arranged otherwise between the Property Manager and the Residential Rental Provider
An after hour emergency phone is monitored by our Operations Manager

Vacate Inspections

Conduct an exit inspection with 24 hours of the keys bring returned on the following business day
Negotiate and arrange cleaning and maintenance if needed
Preparation of bond refunds, claims or disputes if required
New Ingoing detailed condition reports for new ingoing renter/s

Administration

Disbursement of rent to Residential Rental Providers daily
Secretarial preparation and dispatch of correspondence, notices, accounts and statements
Complete communication with all trades when required with regards to settling invoices etc
Banking, handling of funds, and file management
Registration and security of Keys

VCAT Tribunal

All document preparation and lodgement
Arranging all relevant supporting evidence
Represent the Residential Rental Provider at all required hearings
Payment of accounts for applications, warrant fees and charges that are deducted from the monthly rent.
